What Our Proposal Process Is Like: Turning Dreams Into Reality

When planning your new home or a large-scale remodel, understanding the cost can feel overwhelming. We’ve designed our proposal process to simplify things and help you feel confident at every step. Inspired by insights from industry experts like Matt Risinger, we use a visual analogy to explain the three stages of pricing: the “Airplane,” the “Hot Air Balloon,” and “Ground Level.” Each stage provides a different perspective on your project’s budget and expectations.

Stage 1: The Airplane View

Imagine yourself thousands of feet above the ground, taking in the broadest view possible. The airplane stage is where we present a large, overarching budget number based on historical feedback for projects similar to yours. This high-level estimate helps gauge your expectations and gives us a starting point for further discussions.

This stage is essential for all clients, whether you’re a first-time homebuilder or someone who hasn’t built in 10+ years. The housing market has evolved significantly in recent years, and setting realistic expectations is critical.

We understand that hearing a large number can feel daunting, especially when it isn’t broken down yet. Even prepared clients may hesitate because this is likely the largest investment of their lives. That’s why we emphasize reassurance: this is just the first step in turning your vision into reality. We’ll work together to refine the budget and align it with your goals and dreams.

And here’s the good news—sometimes, the final cost ends up being lower than the initial airplane view. Either way, sharing your priorities early helps us create a budget that accurately reflects your needs.

Stage 2: The Hot Air Balloon

Now, we’re closer to the ground. From this vantage point, you can begin to see details, but not every piece is in sharp focus yet. At this stage, we prepare a semi-formal proposal that breaks the budget into allowances based on your expectations and typical materials. This proposal is typically presented in a physical meeting, so we can answer your questions and discuss next steps.

For example, we’ll review options such as:

  • Carpet vs. hardwood floors
  • Laminate vs. stone countertops
  • Tile vs. acrylic showers

This is also where most clients start refining their choices. A common comment during this stage is, “It’s only that much different for real hardwood?” Seeing these comparisons helps clients understand that luxury finishes don’t always mean a dramatic price increase.

The hot air balloon stage is all about helping you envision the project while keeping flexibility in mind. It’s a critical step for aligning the budget with the level of detail you want in your home.

Stage 3: The Ground Level

At ground level, we dive into the specifics. Every detail of your project—from fixtures and finishes to structural considerations—is thoroughly planned. This is where precision matters most, as decisions made here will directly impact the construction process.

For new homes and large remodels, this stage often involves a designer, either someone you’ve hired or a trusted local colleague we’ve partnered with. Together, we’ll walk you through the project to ensure every detail is covered.

Examples of ground-level considerations include:

  • Recessing a fridge into the wall for a counter-depth look
  • Ensuring power is available for a bidet installation
  • Choosing cabinet styles that complement your layout

This stage requires mental preparation, as the volume of decisions can be intense. Decision fatigue is common, but that’s okay! Once this stage is complete, construction becomes a much smoother process, with fewer questions and surprises along the way.
