Here’s the honest truth: In 2025, building a custom home in Michigan isn’t cheap. Costs in our region typically fall between $275 and $400+ per square foot, depending on your site, design, and selections. That may be higher than what you’ve read elsewhere—but it’s the reality of today’s labor market, material costs, and energy-conscious building standards.

Why the Range?

Not every home is created equal. Two homes can have the exact same square footage and still vary drastically in cost. What really drives the price?

Start with the lot. A wooded or waterfront property might need clearing, grading, retaining walls, or specialty foundations. A site without city water and sewer? That means well and septic, which adds time and dollars. Sometimes, prepping the land is almost as involved as building the house itself.

Then there’s the shape of the home. A clean rectangle with a simple roofline is much more budget-friendly than a layout full of corners, bump-outs, and valleys. And don’t get us started on complicated rooflines—they look great, but they come with extra framing, flashing, and finish work.

Design decisions matter, too. Want vaulted ceilings, exposed beams, oversized windows, a covered porch with a cathedral gable? These things create incredible spaces—but also add to the budget.
